Knob-and-tube wiring

Early cloth-covered wiring still turns up in houses this old. I flag it so you can ask an electrician and your insurance agent first.

Oil tanks

An oil tank in the basement or buried in the yard may need replacing or removing. That costs money. I ask how old the tank is and if there are records.

Lead paint, homes built before 1978

The Massachusetts Lead Law says the seller and agents must give you a lead paint notice. You get it before you sign a purchase and sale agreement. I make sure you get it. I also make sure you have time for a lead inspection, if you want one.

Meters in a 2-4 family

Whether each unit has its own electric and heat decides who pays which bills. That changes the rent math, so I check before you run the numbers.
