  • Tax adviser. Tells you what qualifies.

What does off-market mean?

A building sold without a public listing, often because the owner wants a quiet sale. If the seller asks and REMAX Partners’ rules allow it, I may share it with investors it fits. There is no set schedule.

Does joining cost anything or commit me?

No. You can change your buy box or leave the list at any time.

What cap rate should I expect in Worcester?

A cap rate is a building’s yearly income after costs, as a share of its price. I haven’t found a published one for Worcester multifamily, so I won’t quote one. For a real building, I work it out from its rents and costs.

Rent for a year, less vacancy, minus taxes, insurance, repair reserve and management, equals net operating income. Net operating income divided by price equals cap rate.
