Is it possible to give 6 stars?? Working with John was the best decision we made in our house hunting process.

John’s character was always genuine, professional and honest. He took the time to make sure that the house we decided upon made sense realistically and long term.

He made the whole process feel like we were joined by a friend searching for our future home who was invested in our best outcome.

You cannot make a better decision than trusting John in this process. His knowledge of the real estate field, combined with his fun personality will put you in the best hands.

How I sell your home, from price to closing

Four steps, in the order they happen.

Step 1 of 4

Price it from homes that sold near yours

You see the sales a buyer’s agent will check. This step is your free price range.

Step 2 of 4

Spend only where buyers will notice

A walk-through before listing: what to fix, what to leave, what to have ready.

Step 3 of 4

Listed where Massachusetts agents search for buyers

Your home goes on MLS PIN with photos and a plain description. I handle showing requests and agents’ questions.

Financingweakerstronger
Depositweakerstronger
Inspectionweakerstronger
Appraisalweakerstronger
Closing datestrongerweaker

On price only, Offer A is ahead.

On all terms, Offer B is the stronger offer.

An example, not a real offer.

Step 4 of 4

The highest offer is not always the strongest

Financing, deposit, inspection, appraisal and closing date decide whether the sale closes. I negotiate each one.

What these terms mean
  • Financing: whether the buyer pays cash or needs a mortgage approved.
  • Deposit: the money the buyer puts down when the offer is accepted.
  • Inspection: the buyer’s right to have the house inspected.
  • Appraisal: the lender’s check that the home is worth the price.
  • Closing date: the day the sale completes.

Why not an instant online estimate?
Roof Kitchen Baths Heating Finished basement
Marked: the five things an online estimate can’t see.

I check those against recent sales near you. I give you a range and the sales behind it. If the records can’t answer something, I may ask to see the house first.

I have to sell and buy. How does that work?

I can work for you on both and plan them together. Two common ways to line up the dates:

  1. You make an offer on your next home that depends on your sale.
  2. Your home goes on the market and sells.
  3. Your sale closes, then your purchase.
  1. You accept an offer on your home with a later closing date.
  2. You use that time to find and buy your next home.
  3. The two closing dates line up.

Which one fits depends on your numbers and the market at the time. Start with your address.
