How it works
Listing emails are free.
Nothing to sign. Change towns or price any time.
Towns, budget, timing and must-haves, by phone or in person. I adjust your saved search to match.
It sets what I’m paid.
Since August 17, 2024, you and your agent sign a written agreement before you tour a home. That includes virtual tours. Read it, ask about anything, and negotiate the terms.
Buyer agreement rules: NAR settlement FAQ.
I point out what to check in an older house.
What I check on a tourI back your offer price with recent sales nearby.
I also weigh the condition you saw. Then I see the deal through inspection, financing and closing.

Pick a spot to see what I check.
Early cloth-covered wiring still turns up in houses this old. I flag it so you can ask an electrician and your insurance agent first.
An oil tank in the basement or buried in the yard may need replacing or removing. That costs money. I ask how old the tank is and if there are records.
The Massachusetts Lead Law says the seller and agents must give you a lead paint notice. You get it before you sign a purchase and sale agreement. I make sure you get it. I also make sure you have time for a lead inspection, if you want one.
Whether each unit has its own electric and heat decides who pays which bills. That changes the rent math, so I check before you run the numbers.
I’m not a home inspector. A licensed home inspector checks what I point out.
